Abandoned Urban Exploration

Does anyone know the legalities of abandoned urban exploration? Are there any photographers who can give me advice about possibly getting approval to enter abandoned buildings owned by state or local gov? Are there any photogs in VA interested in or already doing this kind of exploration and photography... who might want to pair up with some one?

It's something I'm interested in, and I actually have one place that is of great interest to me, though I don't know what the draw is. Thing is, this one place is posted and cops regularly go by... not to mention you couldn't pay me to go in there alone, and probably not even at night with someone.
